What is the Building Safety Act?
Following the Grenfell Tower tragedy in 2017, the Government introduced the Building Safety Act, which was created to help make homes, especially those in high-rise buildings, safer.
What is the Building Safety Act?
As a Livv customer, this law applies to everyone living in:

If you live in one of the above, as the buildings are over 18 metres or seven storeys tall, you have access to even more protection and rights under the law. This means your home and the building you live in must meet stricter safety standards and regulations.
Various Fire Risk Assessments (FRA), Safety Inspections and improvement works have been completed on all of our high-rise buildings to make sure they’re as safe as possible. If you’d like to see the most current FRA for your home, click here.
The Building Safety Act also clearly defines who is responsible for keeping your home safe and as a Livv customer, that’s us. If we don’t meet the regulations laid out in this legislation, we can face fines or even legal action, so it’s important that we do all we can to keep your homes safe and meet the Building Safety Regulator’s standards.

Why is this important?
The Building Safety Act keeps you safe in your home and it holds us accountable if we let you down.
As your landlord, we do everything possible to make sure your home is fit for purpose, safe, and meets all relevant health and safety standards and welcome laws like the Building Safety Act, as it helps reduce the risk of other tragedies occurring. Keeping your home safe
Did you know that a Building Safety Management Plan has been created specifically for your home? This plan covers some activities you may see happening in your building such as FRA’s, Building Inspections, specialist safety checks and improvement works such as installing sprinkler systems and new fire alarms.

Livv is legally responsible for maintaining the safety of your home and building. We work hard to manage your home’s fire and structural safety to reduce the risk of incidents as much as possible.

A Safety Case is a detailed assessment that shows a building is safe to live in. It identifies any fire and structural risks in the building and explains how they are controlled and managed.
A summary of the Safety Case for your building is available and if you would like a copy, please email buildingsafety@livvhousinggroup.com now. Your building’s Safety Case will detail any risks and what we’re doing to manage them.

Typically, our high-rise buildings follow a stay-put evacuation procedure. However, unlike our other high-rise buildings, Knowsley Heights follows a simultaneous evacuation procedure.
Your building’s evacuation plan and FRA can also be found on communal noticeboards, digital screens and posted on walls around your building.

We complete a FRA of every one of our high-rise buildings at least every 12 months, or more often if required.

A PEEP is a plan for people who can’t leave their home in a high-rise building on their own in the event of an emergency.
A PEEP is created with you and is tailored to your specific needs. It covers everything from long-term illnesses to health issues and short-term injuries, such as a broken leg, and passes on vital information to rescue services, if needed. Ultimately, a PEEP helps you leave your home as quickly as possible and keeps you safe in emergency situations.
All information in a PEEP is completely confidential and not available to anyone who doesn’t need to see it.

We regularly check fire doors, smoke vents, dry risers, fire alarms and lifts in all our high-rise buildings and have a dedicated planned maintenance schedule to ensure our safety checks are completed when they should be.

Whenever we start any work in your building, we’ll contact you before we start so you know what’s happening and when. We’ll also work with you to try and reduce the impact and inconvenience that any works may cause.

Under the Building Safety Act, we have a Building Safety Customer Engagement Plan, which sets out how we’ll work with and involve you in decisions on safety matters.
There are lots of ways to have your say and you can join meetings, respond to surveys, and provide feedback directly through our website.
