At Livv, we’re here to make things simple, transparent, and fair – especially when it comes to your service charges.

Service charges are the costs of keeping shared spaces safe, clean, and working well. They’re separate from your rent and help cover things like communal cleaning, gardening, lighting, and safety checks. We only charge for services that are actually delivered, and we’re always working to make sure they offer good value.

What you’re paying for

Depending on where you live, your service charge might include:

  • Cleaning of shared areas like stairwells and corridors
  • Grounds maintenance and gardening
  • Lighting and heating in communal spaces
  • Lift servicing and fire safety checks
  • Repairs to shared facilities

We review these services regularly to make sure they meet your needs and reflect what matters most to you.

How we review charges

Each year, we’ll send you a clear breakdown of your service charges. You’ll see:

  • What services you’re receiving
  • How much each service costs
  • Any changes from the previous year

We’ll always explain why costs have changed – whether it’s due to inflation, supplier pricing, or improvements we’ve made.

Fixed or variable?

Your service charge will be either:

  • Fixed: Set for the year and won’t change until the next review.
  • Variable: Estimated at the start of the year, then adjusted based on actual costs. If we’ve spent less, you’ll get money back. If we’ve spent more, we’ll let you know what’s owed.

We’ll always be upfront and keep things fair.

If you’re worried about payments or need help understanding your charges, we’re here for you. Our team can talk you through your statement, help with budgeting, and check if you’re eligible for support like Universal Credit or Housing Benefit.
